Overview

Built for a tower balcony

Dubai Marina lives on its balconies. These are high-rise apartments and penthouses wrapped around a man-made canal, and the door onto the balcony is where the view, the breeze and the noise all meet. We supply and fit folding sliding doors in Dubai Marina, mostly sliding and lift-and-slide for balconies, with bi-fold reserved for the wider penthouse terraces.

A balcony changes the brief. There is rarely room for a door that swings open, so a panel that glides flush along the wall is usually the right answer; it clears the opening without stealing a step of floor. For a broad terrace a few storeys up, a bi-fold that stacks to one side opens the whole span to the air.

The weather up here is its own thing. Salt drifts off the water, the wind is stronger the higher you go, and a west-facing apartment takes the full glare of the afternoon sun off the marina. So we build for height: marine-grade anodised or powder-coated frames, stainless fixings, wind-rated seals, and solar-control glass that holds back the sun without trading away the view.

There is the building to think about too. Most Marina towers keep the facade uniform, so a new balcony door has to match the existing look and be approved by building management or the owners' association. We work to that specification, prepare the details they need, and arrange lift access and timing with building security.

Everything is done by our own team: the measure, the fabrication in Al Qusais, the install up in the tower, and the servicing afterwards. If you want the technical detail behind each system, the folding doors and sliding doors guides cover it in full. Here, the focus is simply the Marina apartment in front of us.

Door types

What suits a Marina balcony

The systems that fit apartment balconies and penthouse terraces in the towers.

Sliding balcony door on a Marina apartment gliding on its track

Sliding & lift-and-slide

Panels run on a bottom track and lock down onto a weather seal, the default for an apartment balcony because the door never swings inward. Lift-and-slide gear keeps even a heavy panel easy to move with one hand.

Slim-framed sliding door framing a marina and skyline view

Slim-framed sliding

Minimal-frame sliding for the clearest possible view of the water, the yachts and the skyline from the living room, with the structure kept thin.

Bi-fold doors stacked open on a Marina penthouse terrace

Bi-fold for terraces

Folding panels that gather and fold to one side, so a wide penthouse terrace opens completely to the air and the marina. For the broad runs the upper floors have the room to carry.

Corner glazing turning the corner of a Marina apartment

Corner & wrap-around

For corner apartments, doors and glass that turn the corner so a two-aspect marina and sea view stays open across the living space.

Made for the towers

What a tower balcony door needs

High above open water, a door has to earn its place against weather, noise and tight space.

Save the balcony space

Sliding and lift-and-slide panels run along the wall, so the door never swings out and steals room on a tight balcony.

Hold the marina view

Slim frames keep the water, the yachts and the skyline in full view from the sofa, not chopped up by heavy sections.

Built for salt and wind

Marine-grade finishes, stainless fixings and wind-rated seals for a door that lives high above open water.

Quieter inside

Acoustic double glazing and tight seals take the edge off the promenade, the road and the nightlife below.

30F+

we fit and service balcony doors high in the towers, where salt and wind are toughest, and still set them to glide and seal cleanly.

Noise, salt & sun

The three things a Marina door fights

Two challenges a balcony door faces that a villa door never does: the noise off the promenade, and the salt and wind at height.

Quieter above the Marina Walk

The promenade, the road and the water all carry sound up a tower, and an old single-glazed balcony door lets most of it in. Double glazing with a laminated acoustic interlayer and tight perimeter seals cuts that down; research on the sound insulation of laminated glass shows how much the interlayer lowers the noise getting through. Shut, a properly specified door closes out the Marina Walk as well as the heat.

Salt, wind and the afternoon glare

Up here the door earns its keep against the weather. Salt off the water corrodes cheap hardware, the wind grows stronger with every floor, and a west-facing apartment takes the glare and heat of the sun bouncing off the marina. We answer that with marine-grade frames, stainless fixings, wind-rated seals and solar-control glass; a review of solar-control treatments for building glazing sets out how much of that heat and glare the right glass holds back.

What to specify

Getting a balcony door right

The details that matter for a sliding door high in a Marina tower.

Wind-rated systems for height

Wind grows stronger the higher you go, and some Marina towers automatically lock the balcony sliders in a strong gust. We specify the seals, interlocks and rollers to suit your floor, so the door holds firm and weather-tight when the breeze comes off the water at speed.

Sliding sized for a tight balcony

A narrow balcony has no room for a panel that swings. We size a sliding or lift-and-slide door so it runs flush along the wall and clears the opening without taking a step of the balcony, with the stack sitting where it is least in the way.

Matching the glass balustrade

A balcony reads best when the door and the railing line up. We match the door's sightlines and finish to the glass balustrade, so the whole elevation looks like one designed piece rather than two parts bolted together.

The facade approval pack

Most towers keep the outside uniform, so a new balcony door usually needs sign-off. We match the existing frame look and prepare the drawings and details building management or the owners' association asks for, so the approval goes through cleanly.

Lift access and a clean install

Working high in a tower takes planning. We book the service lift, protect the common areas, and time the fit with building security, so the old door comes out and the new one goes in with no mess and no disruption to your neighbours.

Costs

What a Marina door costs

A guide to the numbers for apartments and penthouses. We settle the figure once we have stood on the balcony and seen the building.

Balcony sliding doorspriced / m²

A standard apartment balcony set, sliding or lift-and-slide, costed on the area of glass and the spec you choose.

Penthouse terrace bi-foldsfrom AED 2,000 / panel

Wider folding runs for terraces, counted by the panel, with the slim premium systems costing more.

Acoustic / solar glassadded / set

An acoustic or solar-control glass upgrade on the base door, where the noise or the sun makes the case for it.

Most balconies here take a two or three-panel slider, and the cost tracks the area of glass rather than a fixed list. A penthouse terrace bi-fold is counted by the panel instead. Add an acoustic interlayer or a solar-control coating and the figure moves up, which we show you line by line. Nothing is firm until the balcony has been measured.

How we work

From site visit to a clean tower install

Four steps, with the building handled for you.

01

Site visit

We come to the apartment, measure the opening, check the orientation and the exposure, and note any building rules for the facade.

02

Spec & approval pack

We pick the system and the glass with you, match the finish the tower asks for, and put together the drawings the building needs to approve the change.

03

Fabricate

Your doors are built and glazed to the measured sizes in our Al Qusais workshop, with finishes chosen to shrug off the salt air.

04

Install in the tower

We book the lift and a slot with building security, hang the door square and sealed against the weather, and leave it gliding smoothly.

Dubai Marina doors FAQ

Do you replace balcony doors in Dubai Marina towers?
Yes, balcony and terrace doors are most of our Marina work. We measure on site, match the building's facade specification, prepare the details building management needs, and arrange the lift access, so a balcony door can be changed without disrupting the tower.
Sliding or folding for a Marina balcony?
On a typical apartment balcony, sliding or lift-and-slide is usually best, because nothing swings out into the space. A bi-fold suits a wider penthouse terrace, where you want the whole opening clear and have the room for the panels to stack.
Will the doors handle the sea air and the wind at height?
Yes. We use marine-grade anodised or powder-coated frames, stainless fixings, quality rollers and wind-rated seals, so the salt off the water does not corrode the hardware and the breeze does not whistle through a high-floor balcony.
Can you cut the noise from the Marina Walk?
Yes. A laminated acoustic interlayer in the glass, backed by snug seals around the frame, takes a clear bite out of the promenade, traffic and nightlife noise that an old single-glazed balcony door lets straight through.
Do I need building approval to change my balcony doors?
Usually yes, since most towers keep the facade uniform. We match the existing frame look and finish and provide the drawings and details that building management or the owners' association needs to sign the change off.
How much do balcony sliding doors cost in Dubai Marina?
Balcony sliding and lift-and-slide doors are costed by the square metre, so the price tracks the size of the opening and the glass you pick; a single balcony comes in well below a full penthouse run. Acoustic or solar-control glass adds to it. We give a firm number once we have seen the apartment.
