Sliding panels ride on ball-bearing rollers set into the track, top-hung or bottom-rolling by system, with the far edge guided so the panel cannot rack. On a lift-and-slide the handle raises the whole panel off its seals so it floats almost weightless, then drops onto the gaskets to seal and lock, which is how a very large, heavy pane still moves with one finger. We match each panel to the opening and the glass weight so it runs sweet for years instead of dragging. Glass and glazing choices
For a sun-facing sliding door we recommend double-glazed glass with a Low-E coating, which reflects heat while letting daylight through, so the room stays bright without cooking. Acoustic laminated glass is the choice near busy roads in areas like Sheikh Zayed Road or Business Bay, since it cuts traffic noise and holds together if struck. Tinted, reflective and frosted glass are available for glare control and privacy, and every panel uses toughened or laminated safety glass.
Thermal break and insulation
A thermal break puts an insulating core inside the aluminium so heat cannot track straight through the frame. With double glazing on top, thermal break sliding doors run noticeably cooler and shed condensation, which is why we fit them on big, sun-facing spans where the air conditioning works hardest. Standard frames are an option too, and because a lift-and-slide clamps onto its seals when locked, it holds the cool air in especially well.
Frame finishes and RAL colours
Frames are powder-coated or anodised in finishes made to take Dubai sun, salt air and humidity without chalking or fading. Pick any RAL colour in matt, gloss, metallic or timber-look, and run a different shade inside to outside if you like, charcoal facing the street and soft white facing the room. The narrower the sightline you choose, the more the glass and the view take over.
Hardware, rollers and security
Smooth running comes down to the rollers and the track, so we use quality ball-bearing rollers rated for the panel weight and stainless tracks that resist wear. Doors close onto multi-point locks with anti-lift blocks that stop a panel being lifted from the track, and ground-floor and street-facing openings can add laminated glass and upgraded locking. Soft-close and motorised options are available for large panels.
Screens, seals and extras
A retractable fly screen lets you slide the door open in the evening without the insects, which is well worth it on terraces and balconies. Brush seals and gaskets keep blown dust and rain out of the track, and we can add integrated blinds, a pet flap and motorised operation. For very wide openings, a telescopic or multi-track layout clears more of the wall.
Track care and cleaning
Sand is the enemy of a smooth slider. Run a brush or the vacuum nozzle along the bottom track every couple of weeks and clear the little weep holes so rainwater drains away instead of pooling. Clean the glass and frame with soapy water, never solvents, to protect the finish and the seals. Nothing keeps a door gliding like a clean track.
Servicing and roller repairs
An annual once-over keeps things sweet: we clean and oil the rollers, ease any dropped panel back into line, and replace seals the heat has gone hard. If the door suddenly grabs or squeals, stop sliding it, that chews the rollers, and let our repair team re-roller or realign it in one visit, far cheaper than a new door.

It is written into the local rules too: the Green Building Regulations and Specifications from Dubai Municipality set minimum limits on the U-value and solar gain of the glazing in new homes, and the right sliding-door glass is how you meet them.
Every slider we fit is backed by a 10-year frame and 5-year glass warranty, and the phone still gets answered once the job is done. When an older door starts to drag, we would rather re-roller and realign it than sell you a replacement you do not need.
