Both. A good share of our work is replacing tired doors and windows in existing villas and apartments, where access and making good around the old opening matter as much as the product. New builds and fit-outs are equally welcome.

It depends on the product. Folding doors are usually priced per panel, sliding systems per square metre, and one-off items such as a mirror or shower screen by the piece. Glass type, profile, finish and hardware all move the figure, which is why we measure before quoting rather than guessing over the phone.

As a guide, folding doors tend to run from around AED 2,000 to 4,500 per panel and sliding systems from roughly AED 750 to 1,800 per square metre, depending on glass and specification. Treat these as starting points; your real figure comes from the survey.

Yes. We itemise the quote so you can see what each part costs, and the figure you approve is the figure you pay. Under UAE consumer law you are entitled to the price you were quoted, and we work that way as a matter of course.

It is, across all seven emirates, with no obligation to go ahead. A surveyor measures the opening, checks access and structure, and prices the job. If the numbers do not suit you, there is nothing to pay and no pressure to proceed.

Our folding, sliding and telescopic doors and our pergolas carry a 10-year warranty on the aluminium frame and 5 years on the glass units we supply. Because we fabricate and fit the work ourselves, the warranty is ours to honour rather than something passed to a supplier.

It covers the frame and the sealed glass units under normal use: things like frame failure or a glass unit losing its seal. Wear items such as brush seals, and accidental damage, sit outside it, though we can service or replace those at a fair cost.

You call us and we come back. Doors can settle in the first few weeks, so a small alignment is normal and we sort it without fuss. Because the same workshop built and installed the product, there is no third party to chase.

Common layouts run from three up to seven panels, stacking to one side or both. The right count depends on your opening width and how you want the doors to gather. We work the configuration out on site so the stack lands where it suits the room.

Our signature profile is 25mm, slimmer than the 45mm most of the market starts at, so you get more glass and a lighter sightline. Heavier or taller openings may call for a thicker profile, which we flag at survey.

With the right glass and a thermal break they cope well. We specify for heat and blown dust, and the bottom track is chosen to shrug off the fine grit that wears cheaper systems down over time.

A standard slider rolls along its track; a lift-and-slide lifts slightly off the track when you turn the handle, then glides and drops back to seal. Lift-and-slide suits large, heavy panels and gives a tighter seal against heat and dust.

It is a slider where two or more panels move together on parallel tracks, stacking behind one another so a wide opening clears with a shorter slide. It is a tidy way to open a big span without folding panels.

Very wide, since panels can be added across multiple tracks. The practical limit is set by panel weight, glass size and the structure above the opening, all of which we check at survey before confirming a layout.

For an uninterrupted view a slider often wins, because the glass sits in fewer, larger panes with slim frames between them, where a folding door breaks the line with a hinge at every panel. Our sliding doors page weighs up the options.

Instead of hinges on the frame edge, a pivot door turns on a point set into the floor and head, so the leaf rotates rather than swinging. It lets a large, heavy door move smoothly and makes a striking entrance.

Pivot hardware is built for size and weight, so leaves much larger than a normal hinged door are possible, which is why pivots are popular for villa entrances. We size the pivot set to the leaf at survey.

A well-made pivot door with the right gaskets seals tidily, though by nature a pivot keeps a small running gap. For the most airtight result on an external opening, we will talk you through the trade-offs first.

Toughened safety glass, typically 8mm or 10mm, which is several times stronger than ordinary glass and breaks into small blunt pieces rather than shards if it ever fails. It is the standard choice for wet areas for exactly that reason.

Yes. Frameless and semi-frameless enclosures use thicker toughened glass with discreet fixings for a clean, open look. Fully framed options cost less and suit busier family bathrooms.

We do, in frameless and slim-framed aluminium systems, with clear or frosted glass and optional manifestation. They are a quick way to divide a space while keeping light flowing through it.

A protective coating helps water sheet off and reduces limescale, and a quick squeegee after use does the rest. Dubai water is hard, so an occasional descale keeps the glass looking new.

Casement, sliding, top-hung and fixed picture windows, in single or double glazing. The right style depends on the opening, the view and how much ventilation you want, which we work through at the visit.

With a thermal break in the frame and the right glass, yes; they cut heat gain noticeably against old single-glazed units. We match the glass to which way the window faces and how much sun it takes.

A good deal, especially with laminated or thicker double glazing, which is worth considering near a busy road or flight path. The frame seal matters as much as the glass, which is where a properly fitted unit earns its keep.

Yes, and we plan it to keep disruption down: one opening at a time, dust-sheeted, with the new unit in and sealed the same day wherever possible.

Powder-coated aluminium, which does not rust, warp or rot the way timber can in this climate, and holds its finish under strong sun. They carry the same 10-year frame warranty as our doors.

Yes. Louvre-roof pergolas have blades you angle for shade or airflow, and some close against rain. Fixed-roof and slatted designs are simpler and cost less.

It is built for them. The aluminium and finish are chosen for heat and UV, and the structure is fixed to take the occasional strong wind. Routine care is little more than a rinse.

Made-to-measure washroom and vanity mirrors, plain or with polished and bevelled edges, plus LED-lit options with built-in lighting. We cut to your wall and fix them securely.

We do. LED mirrors give even light for grooming, and a demister pad keeps the centre clear after a hot shower. Both are popular in villa bathrooms and hotel-style fit-outs.

Yes, mirrors are cut to template, so odd widths, circles and niches are all possible. We measure on site so the fit is exact.

Yes. We service and repair aluminium and glass doors and windows from any maker: sticking sliders, dropped folding panels, worn rollers and seals, failed handles and locks, and misted glass units.

Usually, yes. A stiff slider is most often worn rollers or a track packed with grit. We clean and re-roller the door and adjust it so it glides again, rather than replacing the whole unit.

In most cases we swap the affected glass unit without changing the frame, which is quicker and cheaper than a full replacement. We confirm once we have seen the unit and its sizes.

We aim to respond the same week, sooner for anything affecting security such as a door that will not lock. Tell us the problem and your area and we will book a visit.

Aluminium is strong, light and does not rot, warp or corrode the way timber and some plastics can, and its slim frame leaves room for more glass. It is also long-lived: industry bodies put the lifespan of aluminium building products at decades, and the metal is endlessly recyclable.

A wide range of powder-coat colours and anodised finishes, in matt, satin or textured, including wood-effect. A quality coating is what keeps a frame looking right after years of sun and salt, so the finish is worth getting right.

Clear, tinted, frosted, reflective and laminated, in single or double-glazed units. Tinted and reflective glass cuts glare and heat, laminated adds security and quiet, and double glazing improves insulation. We match the glass to the room and its aspect.

It is, provided the finish is specified for it. The coating and hardware are chosen to resist salt-laden air, which is why a marine-grade specification matters for villas near the water.

A single door or a few windows is often a one-day job once made; a full villa of doors, windows and a pergola runs over several days. Fabrication after survey usually takes a couple of weeks, which we confirm with your quote.

Less than people expect. We sheet the area, work opening by opening and clear up as we go. Taking out old frames makes some dust, which we contain and clean before we leave.

For most homes, no. Some communities and towers ask for an application or set rules on external appearance; we will tell you if that applies and help with the paperwork.
