Abu Dhabi is hotter and, on the coast, more humid than many inland plots, and that changes what a good folding door has to do. Summer highs run past 48 degrees, and homes on Saadiyat, Yas and Al Reem sit in salt-laden sea air for most of the year. A door built for a mild garden will not last here.

Thermal break and the cooling load

The frame carries a polyamide thermal break, an insulating barrier between the inner and outer aluminium that stops heat conducting straight into an air-conditioned room. With double or triple glazing and a low-emissivity coating, the assembly’s U-value drops and your cooling runs less. That efficiency is also what the capital’s rules reward. Abu Dhabi’s Estidama Pearl Rating System scores a home partly on how well its envelope holds conditioned air, and a thermally broken folding door helps on that count.

Built for salt and sand

On the islands, salt air is the quiet enemy of cheap hardware. We use stainless steel carriages and marine-suitable fixings, and powder-coat the frames to a baked finish that holds its colour against UV and sea spray. Compression gaskets, rather than soft brushes, squeeze shut when the door is locked so fine sand and humidity stay outside the home.

The capital gets its share of dust, and a strong shamal wind can drive fine sand at a building for a day at a time. Brush seals alone tend to let that through. Corrosion and salt air

On Saadiyat, Yas, Al Reem and the Corniche the sea air is constant. We specify stainless steel rollers and hinges, marine-suitable fixings and a baked powder-coat finish so the door stays smooth and keeps its colour. Anodised finishes are also a strong pick for the most exposed, sea-facing openings.

Glazing for the cooling load

Double glazing is our standard on external runs in Abu Dhabi, with low-E coatings and tints to push back solar heat. On a west or south-facing wall, or a fully glazed tower balcony, triple glazing is worth the upgrade for the difference it makes to the room temperature and the electricity bill.
