Overview

Folding doors for a city of family homes

Sharjah is a city of family homes, and folding doors fit that life well. A wide bifold run opens a living room or majlis onto the garden for the cooler evenings, then folds flat and locks tight when the afternoon heat or a dusty wind rolls in. Each leaf rides a top track and stacks to one side, clearing almost the whole opening rather than the half a sliding door manages. Solo Dream makes these doors in our Al Qusais workshop, which sits right on the Sharjah border, so a site visit or a later adjustment is quick to arrange.

The emirate gives us a real spread of homes to work with: established villa districts around Al Majaz and Al Qasimia, the newer master communities at Aljada, Tilal City and Al Zahia, lagoon apartments on Maryam Island, and the eastern towns of Khorfakkan and Kalba over on the Gulf of Oman. Each asks something slightly different of a folding door, and we specify for the spot rather than fitting the same kit everywhere.

This page is about folding doors for Sharjah in particular: the communities we cover, how we build for the city’s heat, dust and lagoon humidity, what the doors cost here, and how a typical install runs when you are a short drive from our workshop. If you have an opening in mind, the free site visit is the fastest route to a firm number.

Being next door to Sharjah is more than a convenience. It keeps our travel time down, which keeps the quote honest, and it means a snagging visit or a seasonal service is a quick call rather than a cross-emirate trip. A good share of our Sharjah work comes from neighbours of homes we have already fitted, which tells us the doors are holding up the way they should.

Where we install

Folding doors across Sharjah’s communities

Established villa districts, new master communities and the east-coast towns. Here is where we work most.

Folding doors on a villa near Al Majaz and Khalid Lagoon in Sharjah

Al Majaz & the lagoon

Villas and apartments ringing Khalid Lagoon, where a fold-and-slide leaf opens onto the water view and pulls in the off-lagoon breeze.

Slim aluminium folding doors in an Aljada townhouse courtyard, Sharjah

Aljada

Arada’s flagship community of modern townhouses and apartments. Folding doors suit the open-plan layouts and the courtyards these homes are designed around.

Wide folding doors opening a Tilal City villa onto its garden in Sharjah

Tilal City

Plotted villas where owners build to their own design. We fit wide folding runs to open a new living room or majlis straight onto the garden.

Four panel bifold doors at the rear of an Al Zahia family villa, Sharjah

Al Zahia

Family villas and townhouses with big back gardens. A four-leaf or five-leaf bifold tends to be the pick for the rear of the home.

Folding doors brightening a villa living area in Muwaileh, Sharjah

Muwaileh & Al Rahmaniya

Busy family streets by University City. A folding wall lightens the villa living rooms and ties them to a shaded back yard.

Contemporary folding doors in a Nasma Residences townhouse, Sharjah

Nasma Residences

Contemporary townhouses and villas where slim folding doors keep sightlines clean and bring the garden into the living space.

Fold and slide doors on a Maryam Island waterfront apartment balcony, Sharjah

Maryam Island

Lagoon-front apartments. A fold-and-slide leaf reclaims the balcony for most of the year, double-glazed so the cool stays indoors.

Aluminium folding doors on a renovated villa in Al Khan, Sharjah

Al Khan & Al Qasimia

Established districts close to the coast and our workshop. Quick to survey and fit, and a popular spot for villa renovations.

We also cover Sharjah Garden City, Hayyan, Al Suyoh, Sharjah Sustainable City and the villa plots out towards Al Dhaid. Over on the east coast, we fit folding doors in Khorfakkan, Kalba and Dibba Al Hisn, where the Gulf of Oman humidity and the mountain backdrop call for the same coastal hardware we use on the lagoon. Wherever you are in the emirate, the site visit is free, and because the city is on our doorstep we can usually get there fast.

Built for the conditions

Heat, dust, humidity and your bill

Sharjah runs hot like the rest of the Gulf, but the conditions shift across the emirate. The lagoon districts and the coast carry humidity, the inland plots towards Al Dhaid get more blown dust, and the eastern towns sit in the damp air off the Gulf of Oman. A folding door here has to seal against all three and still slide sweetly after years of use.

Thermal break and your SEWA bill

Cooling dominates a Sharjah utility bill, which is why the frame earns its keep. A polyamide barrier runs inside the profile, holding the warm outer aluminium apart from the cool inner face so heat cannot bridge straight across. Add sealed double glazing and a solar-control low-E layer and the room keeps its chill, so the air conditioning cycles less often. That is precisely the kind of saving Sharjah’s utility, SEWA, drives through its conservation work, and it turns up on your statement.

Dust, humidity and the seal

A brush strip on its own will not hold back blown sand or damp coastal air. The outward-facing leaves we build shut against compression gaskets seated in a drained channel, so a closed door reads as a weatherproof line, grit kept at the threshold and humidity left outside. Near the lagoon and over the mountains on the east coast, we switch to stainless rollers and salt-rated fixings so the hardware does not pit.

Permits and Sharjah Municipality

For a like-for-like door swap, most Sharjah villas need no special paperwork. If you are widening an opening, adding an extension or changing the structure, Sharjah City Municipality requires a building permit and approved drawings first. We build to those requirements and will flag at the site visit whether your project needs one, so nothing holds up the install later.

What to specify

Getting the details right for Sharjah

Sealing against dust

The inland side of the emirate, out towards Al Dhaid, kicks up more sand than the shoreline. Seating the outer leaves on compression gaskets and a drained channel, rather than brushes, lets the door pull up tight and run clean, with less time spent clearing the track.

Glazing for the heat and the bill

Sealed double glazing carrying a low-E layer is what goes on most outward runs, trimming solar gain and the cooling load. Where a wall bakes in the western afternoon, or a balcony runs glass for its full height, stepping up to a triple-glazed unit repays the cost in comfort.

Hardware for lagoon and coast

Around Khalid Lagoon, on Maryam Island and along the eastern shore, salt rides the air. Stainless rollers, salt-rated fixings and a kiln-baked powder coat or an anodised skin keep the leaves gliding and the finish intact for the long haul.

Finishes for family villas

Sharjah families usually want a look that wears in well on a villa. Bronze, matte black, brushed anodised and timber-look tones lead the choices, mixed to any RAL reference, and you can run one shade outdoors against a calmer one indoors so the door sits right on both faces.

Matching a renovation or extension

Plenty of our Sharjah jobs land inside a bigger villa refit. We line the door up with the fresh opening, the new flooring and the threshold so it finishes flush, and we slot our visit near the end so the glass is one of the last clean tasks on site.

The folding door range

Types, panels and profiles

Sharjah homeowners order the same breadth of folding door we make for the rest of the UAE, just specified for the conditions here. A two-leaf set suits a single doorway; a seven-leaf run will swallow a whole garden wall. Where an opening is unusually wide, or wraps around a corner, a fold-and-slide layout handles it better than a straight concertina. For the cleanest line, near-frameless glass leaves cut the visible metal to a minimum, and most sets carry one hinged leaf that works as an everyday door, so nobody folds the lot back just to step out. Sightlines begin at a slim 25mm and climb to a sturdier 45mm where leaves are tall or weather-exposed.

Every leaf count, frame depth and glazing option sits side by side on our folding doors guide. At your Sharjah measure we then settle on the combination that fits your wall, your light and your budget, so the order is yours rather than off a shelf.

Where they work

How Sharjah homes use folding doors

The openings the city’s villas, townhouses and waterfront homes ask us to transform most.

Family villa gardens

Throw a living room or majlis open to the lawn in Al Zahia, Tilal City or Muwaileh through the gentler months.

The majlis

Used as a partition or a garden wall, a folding set lets the majlis widen out for visitors and shut down to a snug room when it is just the household.

Lagoon and waterfront apartments

Around Al Majaz and on Maryam Island, a fold-and-slide leaf reclaims the balcony as a room and keeps the water in view.

Townhouses

Aljada, Nasma and Tilal townhouses lean on slim folding leaves to fold the courtyard or garden into an open ground floor.

East-coast homes

Out in Khorfakkan and Kalba, a folding wall opens the living space to sea and mountain, dressed in coastal-grade hardware.

10yr

frame warranty stands behind every Sharjah folding door we fit, alongside 5 years on the glass and spare parts kept just up the road.

Indicative pricing

What folding doors cost in Sharjah

We price folding doors per panel, so the cost simply follows the count: more and wider panels cost more, a small set costs less. Sitting on the border, we are not adding a long delivery run on top.

Standardfrom AED 3,200 / panel

Plain single-glazed aluminium leaves on a standard track, powder-coated in your colour. Best kept for internal dividers and openings that stay in shade.

Thermal & double glazedfrom AED 4,000 / panel

A thermally broken frame, sealed double glazing and a tight gasket line. This is where most Sharjah villas and lagoon balconies settle.

Premium & framelessOn quote

Minimal 25mm sightlines, laminated low-E or triple-glazed units, two-tone finishes and the widest six and seven panel garden runs.

To put rough numbers on it, a four panel garden set on a villa in Tilal City or Muwaileh, thermally broken, tends to land between AED 12,000 and 14,000 fitted. A small two panel internal divider can begin near AED 4,000. With the workshop on the Sharjah line, you are not paying for a long haul on top, and the measure itself costs nothing.

These per-panel figures are a guide and we firm them up after a free measure at your home. Want it broken down line by line? Send the opening through the free quote form, with nothing owed and no commitment.
How we work in Sharjah

Your folding door, surveyed, built and fitted

One team handles the survey, fabrication on the border and installation at your Sharjah address.

01

Quick site visit

Sitting on the Sharjah line means we can often be with you inside a day or two. We take the opening dimensions, look over the floor build-up and the lintel, and ask how the room is really used. The visit costs nothing.

02

Fixed quote and design

Next is a written quote that spells out the leaf count, the frame, the glass and the colour, each picked for your home and the way the opening faces.

03

Fabrication in Al Qusais

We then cut, weld, coat and glaze your leaves in the Al Qusais workshop, a short hop from the emirate, normally inside a fortnight.

04

Install and aftercare

On the day, the crew sets the track true, hangs and tunes each leaf, seals and locks it, then walks you through the care routine. Being local, a later adjustment is a quick pop-over.

Questions, answered

Sharjah folding doors FAQ

How quickly can you visit a Sharjah home?
Often inside a day or two. The workshop is in Al Qusais, hard against the Sharjah boundary, which puts the city and most of its communities a short drive away. We will lock in a time, take the measurements and leave a clear quote, with nothing to pay.
Do you cover the Sharjah east coast, like Khorfakkan and Kalba?
Yes. Khorfakkan, Kalba and Dibba Al Hisn are all on our map alongside the main city. That shore carries humid, salty Gulf of Oman air, so we fit the same stainless hardware and coastal finishes used on the lagoon. It is a longer drive for us, but your measure is still free.
How much do folding doors cost in Sharjah?
As a guide, a single-glazed set opens around AED 2,000 per panel, and a slim, thermally broken, double or triple-glazed run reaches roughly AED 4,500 per panel. A four panel villa opening commonly totals AED 12,000 to 14,000 fitted, with the exact figure following a free measure.
Will folding doors stand up to Sharjah’s dust?
They do, provided the seal is right. We shut the outer leaves against compression gaskets in a drained channel instead of relying on brushes, so wind-blown sand is kept on the terrace side and the rollers stay clean. An occasional wipe of the track is the whole maintenance story.
Can folding doors lower my SEWA bill?
Yes, they pull their weight. A thermally broken frame paired with double or triple glazing traps the cool air and turns away the sun, so the cooling runs softer. Since cooling is where most of a Sharjah bill goes, the right door earns its cost back over the seasons while making the room nicer to sit in.
Do I need a permit from Sharjah Municipality?
For a straight door replacement, usually not. If you are widening the opening, extending the villa or altering the structure, Sharjah City Municipality requires a building permit and approved drawings first. We build to those rules and will tell you at the survey whether your job needs a permit.
Do you fit folding doors in townhouses at Aljada and Tilal?
Yes. Townhouse and plotted-villa communities like Aljada, Tilal City, Nasma and Al Zahia are regular work for us. We match the door to the open-plan layout and the community’s look, and coordinate access with the developer or management where a site is still being handed over.
How long does the installation take?
Fabrication usually runs a week or two after the measure. A normal household opening goes in within the day; a long six or seven leaf run, or a corner set, can stretch to two or three. Nothing is handed over until each leaf and every lock has been checked on site.
