Dust, heat and the parts that wear

Fine grit blows into sliding tracks and acts like sandpaper on the rollers, while constant sun hardens the rubber seals until they split. Both are gradual, which is why a door that slid perfectly a year ago now drags or whistles. Renewing the seal is an energy fix too: the US Department of Energy notes that weatherstripping the worn gaps around doors and windows cuts the air leakage that makes air conditioning work harder.

Repair before you replace

A new roller, lock or seal costs a fraction of a new door and is fitted in an hour; a full replacement is a last resort. Keeping the existing frame and glass also saves the waste and the disruption of a change-out, which matters in an occupied home or a working office where the door is in use all day.

Glass replaced safely

Glass in and beside doors sits in what the building codes call a hazardous location, so a replacement pane has to be safety glazing, toughened or laminated, not ordinary glass. My sliding door is hard to slide, what is wrong?
