Folding doors for the east coast
Fujairah is the odd one out among the emirates, the only one that sits entirely on the east coast, facing the Gulf of Oman rather than the Arabian Gulf. It is a narrow ribbon of coast with the Hajar Mountains rising straight up behind it, so almost every home looks out at the sea, the peaks, or both. A folding door belongs in a setting like this. Through the cooler season a bifold run opens a living room or terrace to the ocean breeze; when the heat and the summer humidity arrive, it folds shut and seals the room. The leaves travel on an overhead track and pack neatly against one jamb, leaving the opening looking almost entirely like glass. Each set is built at our Al Qusais workshop in Dubai and carried over the mountains for fitting, and the site survey comes free across every part of the emirate.
The homes here range from the corniche apartments and family villas of Fujairah City and Al Faseel, through the quieter coastal villages of Mirbah and Qidfa, up to the diving resorts and beach houses at Al Aqah and Dibba, and back toward the mountain town of Masafi. Salt, humidity, rain and the bill
Fujairah weathers differently from the rest of the country. The Gulf of Oman is a more open, ocean-influenced sea than the Arabian Gulf, so the air carries plenty of salt and, through summer, heavy humidity. On top of that, the Hajar Mountains wring real rain out of the sky here, more than any other emirate sees, and the wadis can run hard after a downpour. A folding door on this coast has to keep salt, damp and actual rain on the outside, which is why we build for weather here rather than for heat alone.
Thermal break and the EtihadWE bill
Air conditioning still does most of the work on the power bill, so the frame has to pull its weight. Down the middle of each profile sits a polyamide thermal break, an insulating layer that separates the sun-heated outer shell from the cooled inner one, so warmth has no metal path into the room. Back it with low-emissivity double glazing and the glass bounces much of the sun straight back outside. With homes here billed by the federal utility EtihadWE, holding that cooling load down is money saved every month.
Salt, humidity and the rain
Two things set Fujairah apart for a door: the ocean salt and the genuine rainfall. We meet the salt with stainless steel rollers, salt-grade fixings and a finish baked hard in the oven so the colour holds against spray. We answer the rain with a properly drained threshold and compression gaskets, so a heavy shower runs away outside instead of finding its way under the frame. Shut, the door is a weather-tight line, not just a sun shade.
Permits and Fujairah Municipality
Fitting a door into an opening that keeps its current size rarely needs sign-off. The moment you widen it or extend the house, Fujairah Municipality looks for a building permit with stamped drawings before any work begins. Getting the details right for Fujairah
Build for weather, not just heat
Fujairah is the one emirate where a door really has to handle rain as well as sun and salt. We make a drained, gasketed, weather-tight build the default here, with marine-grade hardware standing up to the ocean air.
Glazing for the humidity
A low-E double-glazed unit is the sensible starting point, trimming solar gain so the air conditioning is not fighting the sun. On a beachfront wall that catches the full afternoon, stepping up to triple glazing earns its keep across a long, sticky Fujairah summer.
Wide openings for sea and mountain
With the ocean on one horizon and the Hajar peaks on the other, the view is the whole point, so we favour generous spans. A six or seven leaf bifold, or a fold-and-slide where a wall is very wide or turns a corner, clears the outlook of chunky mullions.
Screens for the coast
Throw the doors open near the shore and the sea breeze carries insects in with it. A pull-across screen housed in the frame keeps a mild evening comfortable with the run wide open, then rolls back out of view afterwards.
Drainage that copes with a downpour
Because the rain here is real, the sill matters as much as the glass. We set the track with proper falls and weep channels so water clears fast, keeping the room dry even in a hard east-coast shower.
Types, panels and profiles
Fujairah works from the national line-up, just dialled in for the east coast. Panel counts run from a pair up to seven across a broad wall, with a fold-and-slide stepping in where a span is very wide or wraps a corner, keeping the action easy. Barely-there glass leaves keep the outlook clean, and one leaf doubles as a hinged everyday door, so the set need not break apart for a quick trip to the garden. Frame depth opens at a slim 25mm and reaches 45mm on tall leaves or those that catch the full weather.
