Overview

Folding doors for the east coast

Fujairah is the odd one out among the emirates, the only one that sits entirely on the east coast, facing the Gulf of Oman rather than the Arabian Gulf. It is a narrow ribbon of coast with the Hajar Mountains rising straight up behind it, so almost every home looks out at the sea, the peaks, or both. A folding door belongs in a setting like this. Through the cooler season a bifold run opens a living room or terrace to the ocean breeze; when the heat and the summer humidity arrive, it folds shut and seals the room. The leaves travel on an overhead track and pack neatly against one jamb, leaving the opening looking almost entirely like glass. Each set is built at our Al Qusais workshop in Dubai and carried over the mountains for fitting, and the site survey comes free across every part of the emirate.

The homes here range from the corniche apartments and family villas of Fujairah City and Al Faseel, through the quieter coastal villages of Mirbah and Qidfa, up to the diving resorts and beach houses at Al Aqah and Dibba, and back toward the mountain town of Masafi. Many are lived in year-round; a fair number are weekend and holiday places for visitors from across the country. A folding door suits all of them, provided it is built for a coast that sees more salt, more humidity and more rain than anywhere else in the UAE.

What follows is specific to Fujairah: the areas we reach, how a door is built for the east coast, the cost, and the way a job runs once we have crossed the Hajar range from our Dubai base. The quickest way to a real number is to book the free measure, where we bring the sizes and finishes along.

Because Fujairah sits behind the mountains, the drive from our workshop is longer than to the western emirates, but the survey, the delivery and the fitting are all part of the quote, so the journey never lands on your bill. And because real weather lands on this coast, we set the doors up to shed rain and shrug off salt from the day they go in.

Where we install

Folding doors across Fujairah

From the city corniche and the beach resorts to the coastal villages and the mountain road, here is where we work most.

Folding doors on a seafront home along the Fujairah City corniche

Fujairah City & the Corniche

The capital and its seafront, where corniche apartments and family villas look straight onto the Gulf of Oman. A mix of new towers and older homes being refreshed.

Al Faseel

A popular family district by Fujairah Beach, with villas and apartments and Indian Ocean views. A reliable base for a folding-door refresh.

Fold and slide doors opening a beach villa onto the sea at Al Aqah, Fujairah

Al Aqah

The beach-resort strip near Dibba, by the diving waters off Snoopy Island. Resort villas and apartments that sit right on the sand.

Folding doors on an eco-villa in Dibba Al Fujairah

Dibba Al Fujairah

The northern coastal and diving town, with resorts and newer eco-villas. Folding doors open these homes to the water and the mountains behind.

Slim folding doors in a low-rise home in Sakamkam, Fujairah

Sakamkam

A value residential area north of the centre, with low and mid-rise apartments and villas. Slim folding doors open up the light in these homes.

Folding doors framing the mountains at a villa in Madhab, Fujairah

Madhab

On the city's north-west edge by the spring park, with newer family villas and mountain views. A wide run frames the Hajar peaks.

Folding doors fitted in a traditional coastal villa in Mirbah, Fujairah

Mirbah & Qidfa

Quieter coastal villages south along the shore, with traditional villas and family compounds close to the snorkelling beaches.

Folding doors on a mountain home near Masafi, Fujairah

Masafi & the mountain road

The Hajar mountain town and the wadis behind it, on the road inland. Cooler air up here lets the doors stay open longer through the year.

We also serve Al Hayl with its castle and industrial edge, the heritage village of Al Bidyah with the oldest mosque in the country, and the smaller settlements of Murbah, Dhadna and Qurayyah, out toward the wadis like Wadi Wurayah. The emirate is long and thin, but the free site visit reaches every part of it, coast and mountain alike.

Built for the east coast

Salt, humidity, rain and the bill

Fujairah weathers differently from the rest of the country. The Gulf of Oman is a more open, ocean-influenced sea than the Arabian Gulf, so the air carries plenty of salt and, through summer, heavy humidity. On top of that, the Hajar Mountains wring real rain out of the sky here, more than any other emirate sees, and the wadis can run hard after a downpour. A folding door on this coast has to keep salt, damp and actual rain on the outside, which is why we build for weather here rather than for heat alone.

Thermal break and the EtihadWE bill

Air conditioning still does most of the work on the power bill, so the frame has to pull its weight. Down the middle of each profile sits a polyamide thermal break, an insulating layer that separates the sun-heated outer shell from the cooled inner one, so warmth has no metal path into the room. Back it with low-emissivity double glazing and the glass bounces much of the sun straight back outside. With homes here billed by the federal utility EtihadWE, holding that cooling load down is money saved every month.

Salt, humidity and the rain

Two things set Fujairah apart for a door: the ocean salt and the genuine rainfall. We meet the salt with stainless steel rollers, salt-grade fixings and a finish baked hard in the oven so the colour holds against spray. We answer the rain with a properly drained threshold and compression gaskets, so a heavy shower runs away outside instead of finding its way under the frame. Shut, the door is a weather-tight line, not just a sun shade.

Permits and Fujairah Municipality

Fitting a door into an opening that keeps its current size rarely needs sign-off. The moment you widen it or extend the house, Fujairah Municipality looks for a building permit with stamped drawings before any work begins. We build to that, and at the measure we tell you plainly if your job needs one, so the install never stalls.

What to specify

Getting the details right for Fujairah

Build for weather, not just heat

Fujairah is the one emirate where a door really has to handle rain as well as sun and salt. We make a drained, gasketed, weather-tight build the default here, with marine-grade hardware standing up to the ocean air.

Glazing for the humidity

A low-E double-glazed unit is the sensible starting point, trimming solar gain so the air conditioning is not fighting the sun. On a beachfront wall that catches the full afternoon, stepping up to triple glazing earns its keep across a long, sticky Fujairah summer.

Wide openings for sea and mountain

With the ocean on one horizon and the Hajar peaks on the other, the view is the whole point, so we favour generous spans. A six or seven leaf bifold, or a fold-and-slide where a wall is very wide or turns a corner, clears the outlook of chunky mullions.

Screens for the coast

Throw the doors open near the shore and the sea breeze carries insects in with it. A pull-across screen housed in the frame keeps a mild evening comfortable with the run wide open, then rolls back out of view afterwards.

Drainage that copes with a downpour

Because the rain here is real, the sill matters as much as the glass. We set the track with proper falls and weep channels so water clears fast, keeping the room dry even in a hard east-coast shower.

The folding door range

Types, panels and profiles

Fujairah works from the national line-up, just dialled in for the east coast. Panel counts run from a pair up to seven across a broad wall, with a fold-and-slide stepping in where a span is very wide or wraps a corner, keeping the action easy. Barely-there glass leaves keep the outlook clean, and one leaf doubles as a hinged everyday door, so the set need not break apart for a quick trip to the garden. Frame depth opens at a slim 25mm and reaches 45mm on tall leaves or those that catch the full weather.

Every count, profile and glazing option appears on our folding doors guide. From there we tune it to your Fujairah opening, its outlook and its exposure at the measure, so a seafront run and a mountain-view one are not specified the same way at all.

Where they work

How Fujairah homes use folding doors

The openings that Fujairah's corniche homes, beach houses and mountain-view villas most often hand us to open up.

Corniche and seafront homes

Open an apartment or villa straight onto the Gulf of Oman along the Fujairah corniche, with hardware that takes the salt.

Al Aqah and Dibba beach houses

Fold a resort villa or beach house open to the water and the diving coast at Al Aqah and Dibba.

Mountain-view villas

In Madhab and up toward Masafi, a wide bifold frames the Hajar peaks and lets the cooler evening air through.

Family villa gardens

In Al Faseel and Sakamkam, a folding wall opens the main reception out to the garden across the gentler months.

Holiday and weekend homes

For an east-coast second home, a folding door seals up securely between visits and reopens onto the beach the moment you are back.

10yr

frame warranty stands behind every Fujairah folding door we fit, alongside 5 years on the glass and spare parts carried across from the Dubai workshop.

Indicative pricing

What folding doors cost in Fujairah

We charge folding doors by the panel, so a compact set stays gentle on the budget and a broad seafront wall costs more. Whatever the span, the figure is fixed as soon as we have measured up.

Standardfrom AED 3,200 / panel

Aluminium leaves with a single pane on a basic track, powder-coated to any shade. Suited to indoor partitions and sheltered spots well back from the sea and the rain.

Thermal & double glazedfrom AED 4,000 / panel

Thermal-break framing, a sealed double-glazed unit, marine-grade fittings and a drained, weather-tight sill. On this coast that is where most homes sensibly start, not an add-on.

Premium & framelessOn quote / panel

Our thinnest 25mm framing, laminated low-E or triple glazing, paired-tone finishes and the longest six and seven leaf runs for corniche and Al Aqah homes.

For a rough sense of scale, a four panel garden run on an Al Faseel or Sakamkam villa with a thermal break usually sits in the AED 12,000 to 14,000 bracket fitted, and a compact two panel divider can start close to AED 4,000. The crossing to the east coast carries no delivery charge, and the survey is on us.

Treat these per-panel figures as a starting guide, settled once we have measured at your Fujairah home at no cost. For a fully itemised price, pass the opening to us through the free quote form, with no obligation.
How we work in Fujairah

Measured, made and fitted

The same team measures up, builds the doors back in Dubai and fits them at your Fujairah home.

We drive over the Hajar range, measure the opening, check the floor and lintel, and look at how exposed the spot is to sea and rain. The visit costs nothing.

02

Fixed quote and design

A written quote lands next, spelling out the leaf count, frame, glass and finish, every choice made around the east-coast weather and the way your opening sits.

03

Fabrication in Al Qusais

In the Dubai workshop each leaf is cut and welded, then coated and glazed, normally a week or two on from the measure.

04

Delivery and install

Everything comes over to Fujairah, where we set the track level and draining, hang and fine-tune the leaves, seal and lock the run, and walk you through caring for them. Fitting and delivery are already in the quote.

Questions, answered

Fujairah folding doors FAQ

Do you install folding doors in Fujairah from Dubai?
Yes. We make the doors at our Al Qusais workshop and carry them across the mountains to install, reaching the city and corniche, Al Faseel, Al Aqah, Dibba and the coastal villages. The measure, the delivery and the fitting all sit within the quoted price, so the crossing adds nothing to what you pay.
How much do folding doors cost in Fujairah?
Plan on roughly AED 2,000 per panel for a plain single-glazed set, moving up toward AED 4,500 for a slim thermal-break run with double or triple glazing. A four panel villa opening tends to come to AED 12,000 to 14,000 fitted. We lock the price after a free survey, and the east-coast crossing brings no delivery charge.
Will folding doors cope with Fujairah's rain and sea air?
Yes, when they are built for it. This is the wettest, saltiest coast in the country, so we fit stainless, salt-rated hardware, bake the finish against spray, and set a drained, gasketed sill that sheds a heavy shower. Shut, the door holds a weather-tight line against rain and humidity alike.
Can a folding door lower my EtihadWE bill?
It does. Pairing a thermal-break frame with double or triple glazing slows the heat pushing in, so the air conditioning has less to do. As cooling makes up most of a Fujairah bill under the federal EtihadWE tariff, the right door quietly pays for itself over the seasons.
Do I need a permit from Fujairah Municipality?
For a plain like-for-like swap, usually not. If the opening is being widened or the home extended, Fujairah Municipality calls for a building permit and stamped drawings up front. We build to that and tell you at the measure when your job needs one.
Do you fit folding doors at Al Aqah and Dibba beach homes?
Yes. East-coast beachfront homes are among our favourite Fujairah jobs. The leaves draw fully back to open the room onto the sand through the cool months, then close to an insulated, weather-tight line once the heat and humidity climb. We line up access with the resort or community wherever it is needed.
Are folding doors suitable for a mountain-view home near Masafi?
Yes. Up toward the Hajar range the evenings cool off, so a folding wall can stay open longer through the year. We seal the frame against the wind and dust that comes off the mountains, and build it to take the rain the range pulls down.
How long does a Fujairah installation take?
Lead time is generally a week or two from the measure, then we deliver and install in Fujairah. One opening usually takes a single day; a broad six or seven leaf run, or one wrapping a corner, may stretch over two or three. We check each leaf and lock on site ahead of the handover.
