A 25mm or 35mm slim folding door shows far more glass and far less aluminium, so the view is cleaner and the room feels brighter, which is the look high-end villas in areas like Emirates Hills and Palm Jumeirah are after. The slimmer profiles use higher-grade extrusions and tighter engineering, which is reflected in the price, while the standard 45mm profile is the most economical. As a rough guide, folding doors are priced per panel, from about AED 3,200 a panel on the standard 45mm profile up to AED 4,500 a panel for the slim 35–40mm profile, with the ultra-slim 25mm profile priced on quote. So a 3-panel door starts near AED 9,600 and a 4-panel near AED 12,800 before any upgrades, which works out to roughly AED 1,600 to 2,400 per square metre depending on panel size. Double glazing, slim profiles, special colours, fly screens and a traffic door all add to the figure, and a ground-floor villa opening is simpler to fit than a high-rise balcony.

Folding doors are low maintenance, but blown desert dust is the one thing that wears them, so the main job is keeping the bottom track clear. Brush or vacuum out sand and grit every few weeks, and make sure the small drainage holes in the track stay open so rain runs away rather than sitting in the channel. Clean the glass and the aluminium with mild soapy water rather than harsh solvents, which protects the powder-coat finish and the rubber seals.
Yearly service and repairs
Once a year, a quick service keeps everything smooth. We check and lubricate the rollers and hinges, adjust any panel that has dropped, and renew seals that have hardened in the heat.
